Alameda County Overview (Single Family Homes)

• 1.9 months of inventory

• 1,028 new listings | 724 homes sold

• Median price: $1,300,000

• Median overbid: 104.3%

• Average days on market: 21

Contra Costa County Overview (Single Family Homes)

• 1,413 single-family homes for sale

• 2.2 months of inventory

• 1,029 new listings | 730 homes sold

• Median price: $920,000

• Median overbid: 100.1%

• Average days on market: 26

San Francisco County Overview (Single Family Homes)

• 208 single-family homes for sale

• 1.1 month of inventory

• 286 new listings | 257 homes sold

Takeaway: June's numbers tell a clear story across the East Bay and the city: homes are still moving fast, and well-priced ones are getting multiple offers. Alameda County led with homes selling in just 21 days at 104% of asking. Contra Costa stayed steadier, a little more breathing room for buyers. San Francisco saw the most competition — homes going for 124% of list in just 16 days.

Healthy Living Corner

I'm still reading Outlive: The Science and Art of Longevity by Peter Attia, MD, with Bill Gifford. This month I finished Chapter7: "The Ticker", which focuses on understanding and preventing heart disease—the leading cause of death worldwide.


One takeaway for me is that heart disease doesn't usually happen overnight. It often develops silently over many years before symptoms ever appear. That means prevention is much more powerful than simply treating the disease after it has developed.


Dr. Attia reminds us that many of the choices we make every day can have a lasting impact on our heart health, including: Staying physically active, eating a heart-healthy diet, maintaining a healthy weight, managing blood pressure, getting quality sleep, reducing stress and avoiding tobacco products. My biggest takeaway from this chapter is that we shouldn’t wait until something is wrong before taking care of our hearts.
