           Helping first time homebuyers is my purpose. This story is a powerful reminder of that.

      &lt;br/&gt;&#xD;
      
           Our clients had a very real deadline: just 20 days to secure a home and to stay within a budget in order to take advantage of the California Dream For All Program. The CalHFA Dream for All is a “down payment and/or closing cost assistance program for first-generation homebuyers, used with the Dream For All Conventional first mortgage.” Being able to utilize programs like this can be the difference between homeownership or a dream deferred.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We were determined, stayed focused. With intention and strategy, we found a home for our clients that met their needs and exceeded expectations.

            by Peter Attia, I found myself amazed by the idea that eating less — or at least eating more intentionally — can actually slow down the aging process at a cellular level. Attia explains that every time we eat, especially protein, we activate a pathway in the body called mTOR, which drives growth but, when constantly switched on, may also accelerate aging. What really stood out to me was the concept of autophagy — the body's built-in way of cleaning out damaged cells and recycling them — which gets triggered when we give our bodies a break from food. It's not about starving yourself, but rather about being strategic with when and how much you eat, so your body gets the chance to repair and reset itself. It changed the way I think about meals — not just as fuel, but as signals we're constantly sending to our cells.

            report by James H. Carr and Michela Zonta, published by the National Association of Real Estate Brokers (NAREB), Black families seeking homeownership face a perfect storm: a housing market downturn; tariffs and stock market anxiety; inflation and growth challenges. With the Black-white homeownership gap remaining at nearly 30 percentage points, understanding these economic forces isn’t just academic—it’s essential knowledge for anyone working to build equity and security for their loved ones.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           The Housing Market Downturn Continues
          &#xD;
    &lt;/strong&gt;&#xD;

&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The housing market continued to struggle in 2024—fewer people are applying for home loans and fewer loans are being approved. This is the fourth year in a row this has happened. Even though the economy seems solid, and the Federal Reserve (who control interest rates) expected to lower rates, the housing markets hasn’t bounced back like many hoped it would in 2025.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            ﻿
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Instead, the U.S. economy has entered unfamiliar territory. The government has placed tariffs on goods coming from other countries, which means higher prices for everyday items. The increased prices for everything from groceries and building materials falls on consumers. At the same time, the government is spending more money than it’s taking in, which raises concerns whether the country’s economic policies can continue long-term without serious consequences.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           An Economy in Uncharted Territory
          &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The stock market keeps hitting record highs, but there’s a catch: almost half of those gains come from The Magnificent Seven—seven big tech companies (like Apple, Microsoft, and Amazon). When too much of the market depends on too few companies, things can become unstable. Meanwhile, prices keep rising faster than the Federal Reserve wants them to. The Fed’s goal is 2%, but we’re still above that. This creates a tough push and pull: controlling inflation might require keeping interest rates high, which makes borrowing money for a home more expensive. Also, people need jobs, wages increase cost for companies, rising costs leads to rising prices, which affects inflation.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          The bond market (where the government borrows money), has been shaky, and the U.S. dollar value is down 10 percent since January 2025. When the dollar weakens, it makes everything imported more expensive and makes it hard for the government to borrow money affordably. Other countries are starting to rely less on the U.S. dollar, holding more gold instead or creating their own payment systems.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          Add to this another problem: many large companies borrowed $2 trillion when interest rates were nearly zero. Now those loans need to be refinanced at today’s much higher rates, another potential pain point for business across the country.
         &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           The Inflation and Growth Challenge
          &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The economy’s growth is slowing down. GDP grew 2.4% in 2023, slowed to 2.0% in 2024, and only 1.4% in 2025. At the same time, prices keep rising. The Consumer Price Index (which tracks what everyday items cost) has stayed around 3%, and the Producer Price Index (what it costs businesses to make things) jumped even higher than expected in mid-2025. Those tariffs that took effect in August are making things worse.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           When you put it all together—higher prices from tariffs, government overspending, a stock market propped up by only a few companies, ongoing inflation, an unstable bond market, and a weakening dollar—it’s clear we’re not in the best of economic times (to say the least). It’s even harder than ever to predict what will happen with the housing market and mortgage rates.
           &#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           What This Means for Black Homebuyers
          &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Our current economic trends don’t affect everyone the same way. Black families face unique challenges: they typically have less family wealth to tap into for down payments, and they often earn less than white families doing similar work. This makes them especially vulnerable when the economy becomes unstable.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           For example: if you’ve been saving $20,000 for a down payment, inflation eats away at what that money can buy. It’s like the weather disclaimer “the temperature might be X but it’ll feel like Y.” The same $20,000 might only have the buying power of $19,000 or less by the time you’re ready to purchase a home. High interest rates mean your monthly mortgage payment could be hundreds of dollars more than it would have been a few years ago. And when economic uncertainty rises, banks often tighten their lending rules, making it harder to be approved for a loan—especially for communities that historically face more scrutiny and skepticism from lenders. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Awareness of these challenges is the first step towards navigating them successfully. Understanding the broader economic context allows prospective buyers, real estate professionals, and policy makers to make more informed decisions and advocate for solutions that work.

          As we look back at 2025, and I think of all that's happened in the last 12 months, 52 weeks and 365 days, my first thought is still gratitude. I'm thankful that I've made it this far, and even though I haven't accomplished all of my goals or checked off all the items on my to-do list, I still have opportunities ahead.

         Reflections on December
        &#xD;
&lt;/h2&gt;&#xD;

          The month of December can bring a range of emotions—frustrations, anxieties, happiness, tears of joy, tears of sadness, and laughter. I choose to focus on the tears of joy and the laughter. It's easy to dwell on the negative: the things you don't have, the trips you didn't take, the food you didn't get to enjoy. But think of this—there is so much we have to be thankful for: the breath in our bodies, the movement of our limbs, the gift of being alive.
         &#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    
          I often think of my nephew, who has been a quadriplegic since he was 17 years old. He is now 40. Whenever I go home to North Carolina to visit, I stay with him and his mom, my sister. He never complains. He's taught himself many things without the physical ability that I have. To me, that's amazing. If you'd like to know more about his story, please reach out.            There are many reasons why you should purchase a home when you’re young -- especially before you turn 50 (or even 40!). However, if you haven’t purchased a home yet, it’s nothing to sweat about. Every journey to the stability and comfort of owning a home is different. Purchase when you can, if that’s a desire you have. Don’t ever give up on your dreams.

           My Journey: A Teenage Dream
          &#xD;
    &lt;/span&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           I always wanted to own a home, way before I was able to purchase one. My parents purchased our family home when I was 13 years old. My mom was 45 and my dad was 50 years old. They bought land a worked with relatives—who happened to be contractors—to build the home. They spent approximately $15,000 by the time they finished building the house. The year was 1969. Adjusted for inflation, they spent about $136,853 creating a world of possibility for me and my siblings.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           As a child, even though I shared a bedroom with my sisters—in fact, up until I moved out, I shared that room with at least two sisters--I was so excited to move into a home, a place of my own. I was filled with a sense of pride and security. Today, that home is still standing, and one of my brothers lives there with his family—proof that homeownership can benefit generations.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;h3&gt;&#xD;

           What Homeownership Can Mean for You

            Security &amp;amp; Stability: Roommates from online ads, rising rents, punitive fees and lengthy leases, the stress of finding a new place with impromptu chances. These headaches are things of the past when you get a place that’s truly yours.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Freedom: Paint your walls, tear out carpet, remodel the kitchen. There’s so many ways to express yourself, to create a brighter mood and energy, while you’re building equity in your new home.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Taste: There are so many kinds of homes, configurations and amenities: Tudor-Style, a Craftsman- style, Ranch Style, ADUs, solar powered, . Although buying a home can be a huge undertaking, with some homework, you can find the home that best fits you.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
             ﻿
            &#xD;

            Wealth-building: Not only is homeownership a tried-and-true way for people to build wealth, owning a home can inspire you to invest financially in other ways.
           &#xD;

           Myth: You Need 20% Down

           The number-one myth holding people back is the idea that you need a 20% down payment. That simply is not true.

           Can you believe we’re already halfway through 2025? June has been a full and beautiful month of celebrations, connections, and reflections for me.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We started the month celebrating over four family birthdays — including my bonus daughters, my dear mother-in-law who turned 95, and several beloved friends and family members. And of course, we honored all the incredible fathers for Father’s Day. I also want to acknowledge the mothers who’ve taken on both roles, and all the family members who step in with love and support — we appreciate you!
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           I thought of my own father, who passed away 31 years ago. He was an entrepreneur, and though I didn’t know exactly what kind of business I’d pursue as a child, I knew I wanted to serve others — just like he did. His spirit of independence and purpose still inspires me today. And speaking of independence, we celebrated Juneteenth in full blast.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Some more of the highlights of my month was attending the
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           National Association of Black Accountants (NABA)
          &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            conference in Las Vegas. It was an incredible experience where I met some amazing people — including
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           Valorie Burton
          &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            , bestselling author of six books on personal development. And of course, you can’t go to Vegas without seeing a show! We caught
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;

    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      
           , a powerhouse performance by talented women singing classics from Etta James to Michael Jackson — pure joy.

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

      &lt;span&gt;&#xD;
        
            After returning home, I jumped right into our
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;

    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            , where I had the privilege of hearing two of the most dynamic pastors in the country:

    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;

           As we enter the beginning of June, I find myself reflecting on May and all that the month represents. When I think of May, I think of springtime — a season of growth and renewal — and also a time to honor and remember mothers.

           Now to discuss real estate. I recently read a post on LinkedIn that stated we’re in a buyer’s market. This may be true in some areas, but not here in the Bay Area. I believe when we’re posting information on any subject, we should consider the audience. I live in Oakland, so I ran the numbers for Oakland for single family homes and condos. If you are looking for a single family home, we are still in a seller’s market. In order to be in a buyer’s market, we will need to have 6 months of inventory. However, we have 2.4 months of inventory for single family homes. But, if you’re in the market for a condo or townhome, now would be a great time to buy because we have 6 months of inventory!
